Experienced Appraisals
I have been a practicing Real Estate Salesman/Broker/Developer for the past 29 years primarily in the Tuolumne and Calaveras County areas of California. Since 1991 I have been in business as a full time Residential Appraiser for this region. Most of my Appraisal work has been for local banks with extensive experience in new construction appraisals. This area is unique in that it is a suburban to rural community with neighborhoods dispersed by ranging mountainous topography. Competing neighborhoods can be up to 20 miles distance. Large acreage and ranch properties often have expanded market areas that range the entire breadth of this 2 county region. Appraising in this area requires specific knowledge of neighborhood differences and a more complex understanding of nuanced differences in site value.

My appraisals are knowledgeable, well reasoned and professionally prepared. They are USPAP compliant and meet conventional lending standards. I strive for uncompromised personal integrity and the highest standards of business ethics. All photos are digital using Nikon dig camera equipment and the appraisal can be furnished in PDF format with a digitally secured signature. My appraisal software is SFREP, (Software for Real Estate Professionals) which is compatible with most current conversion software.

Fees and additional Resume information can be furnished upon request. Most appraisals fall within my customary fee schedule. Turn times vary with current assignment load. Because of the distances and complexity of market segments in this area you should expect most appraisals to fall within a 2 week cycle. I make every reasonable effort to meet agreed upon time frames.



Complex residential properties, i.e. ( Multi Family 2-4, Ranch homes on acreage sites above 5, Land only above 5 acres, Custom homes with higher levels of complex design and manufactured homes),  are on a fee quote only basis.
